The Dunvegan Bar & Restaurant is situated in the Fife town of Cowdenbeath close to the larger town of Dunfermline and approximately 7 miles from Kirkcaldy. Cowdenbeath is located in central Fife just off the A92 dual carriageway and is home to approximately 15,000 residents. The town has close communication links with Edinburgh via the A92 and M90 as well as the Fife Circle train line which stops at Cowdenbeath. The business is situated on Broad Street which is just off Cowdenbeath’s busy High Street at the southern end of the town. The public bar has an extensive gantry behind and services the restaurant also, as they work on a back to back basis allowing for easy control of both areas. There is ample seating around the public bar with a mixture of dark timber chairs, bar stools as well as leather backed wall mounted seating. The public bar also has a pool table, jukebox, dart boards and large screen televisions. The Games area can also be used as a dance floor for parties, with pool table being moved to the side. Restaurant The restaurant has timber flooring and light pine furniture with a bar servery located in the corner of the room. This is a flexible space which is used for bar lunches and suppers as well as an event space for parties, christenings, funeral teas etc. This restaurant can accommodate a maximum of 30 covers.

SERVICE AREAS - Service areas in the business include ladies and gents toilets, as well as a beer cellar. There is a well equipped commercial kitchen. There is also an outside store at the rear.

EXTERIOR - The beer garden is located to the rear, ideal for outdoor drinking and dining, especially during the summer months. In addition there is also a private garden at the rear of the property exclusively for the owners. The property also has a valuable private car park for owner and customers.

OWNERS ACCOMMODATION - The owners accommodation is private and occupies the whole first floor of the property. The flat is accessed via a separate stair at the rear of the property. The spacious owners accommodation comprises lounge, kitchen, three bedrooms and a bathroom with a spacious attic for storage or conversion.
