The site is approximately 45.25 acres gross of which approximately 20 acres are developable under the current planning permission. The development site consists of an open parkland area surrounded by established residential housing and is located within Skegby, a small village in the District of Ashfield, 2 miles north of Sutton in Ashfield. Sutton in Ashfield is located approximately 4 miles west of Mansfield, close to the Derbyshire border.
Sutton in Ashfield is well serviced with commuter links via train and road. Junction 28 of the M1 is close to the town centre and Sutton Park Way station provides access to the national integrated rail network. Skegby has the benefit of local shops and services, whilst Sutton in Ashfield provides main shops and services including large supermarket retailers, ASDA and Iceland.
Planning permission for residential development was granted on appeal under the initial reference V/2011/0503 from Ashfield District Council and on appeal under the reference APP/W3005/A/12/2179635. On appeal outline planning permission was granted for up to 230 homes with 10% affordable housing. Development is permitted in the North of the site and to the South of the site; the remaining 25 acres will be transferred to the council to be used as a country park.
There may be the potential for further residential development within the disused quarry and at the top of the valley on the south side of the site but this would be subject to obtaining planning permission.
