The site is located in Beeston, Nottingham's largest suburban town and the site is just 0.5 miles from the main retail area in the centre. The town benefits from good access to the M1 motorway (Junction 25) which is reached via the A52, a dual carriageway arterial route out of Nottingham City Centre.

Beeston has its own railway station, located next to the site and approximately 0.5 miles south of the town centre, which offers services to Nottingham, Derby, Lincoln, Leicester, Birmingham New Street and London St Pancras.

The extension of the Nottingham Express Transit is now complete which runs through Beeston town centre.


Opportunity


The parcel of land extends to approximately 1.92 acres and is a rectangular shape which narrows in the north east corner of the plot.The site has been owned by Network Rail for a considerable period of time and they have identified that this site is no longer required as part of their operating portfolio. Their flexible strategy for disposal allows them to accept alternative arrangements to include unconditional, conditional and joint venture proposals.

Access


Network Rail will retain a parcel of land at the rear of the site therefore will reserve a right of way across the site on the new road, the reserved access will be unrestricted. There is a possible access and highway solution to provide appropriate vehicle arrangement to suit the future requirements of Network Rail for their retained land.
