Location
The site is located approximately 2 miles south east of Dunfermline town centre and forms part of the Dunfermline Eastern Expansion (DEX). DEX is a major urban expansion of the popular West Fife town of Dunfermline which was established in the late 1990s.
Dunfermline is approximately 14 miles North West of Edinburgh City Centre. Dover Heights sits within the Masterton area and comprises an attractive elevated site with views towards the Firth of Forth and Bridgehead area. Lapwing Drive runs the length of the eastern boundary of the site and provides the three principal access points that have been formed into the site. Aberdour Road (B916) runs along the northern boundary of the site.
To the west and south of the site are established housing estates and Masterton Primary School. To the east of the site are ongoing active housing developments by Taylor Wimpey, David Wilson Homes and Dundas Homes.
Accommodation
The site extends to an approximate gross area of 9.25 HA (22.85 acres). The indicative site plan below illustrates how the site could be accessed from three points along Lapwing Drive. These access points were formed as part of the original DEX masterplan and take into account Lapwing Drive’s status as a distributor road. A planning application for the access road to serve the mixed use commercial site to the north has already been submitted.
As the plan illustrates the site is split into two principal sections sub-divided by the required landscape corridor and core path network. The vendors will consider a sale of the site as a whole on in parts, but limited to a maximum of 2 plots.
Plans for the mixed use site to the north are still being formulated however it is anticipated it may involve a range of uses such as restaurant, retail and business uses. The site for sale was formerly farmland and as we understand it is largely undeveloped.
