Location
The kiosk property is located on the corner of Swan Road and Bird Street, close to the entrance into Beacon Park, and with a high degree of prominence. It is in close proximity to central Lichfield retail and residential property and close to the refurbished gardens, bowling green and tennis courts.
The café is under construction in the centre of Beacon Park, close to the existing pavilion building – which is also being refurbished. It will have the benefit of being next to the newly built children’s play area, the pitch and putt and crazy golf courses, as well as the open park and football pitches.
Accommodation
The kiosk is formed out of the historic building on the corner of Beacon Street/Swan Road and comprises a servery, stockroom and storage cupboard for tables and chairs. There is a newly created outdoor seating area (for up to 40+ people) overlooking the newly refurbished Museum Gardens. The kiosk will be let on the basis that it will be the tenant’s responsibility to complete internal finishes and fittings/furniture to its requirements. The landlords will provide floors, heating/cooling and basic lighting.
The café building is newly constructed. A floor plan and artistic impression is attached. It comprises a café/dining area of 713 sq.ft. with kitchen/servery of a further 160 sq.ft. with store cupboard and toilets.
The golf kiosk in the building will not be part of the lease and will be operated by Lichfield District Council. The facilities in the golf kiosk are self-contained and do not impinge on the café.
