Location

The subjects are located in the south side of Battlefield Road, within the
Battlefield area in the southside of Glasgow.
Battlefield is approximately 3.5 miles south of Glasgow City Centre, which can
be accessed via number of local bus routes and Railway Stations, such as

Accommodation

The subjects comprise two adjoining single storey retail units forming part of
a gap site between two traditional tenement buildings. Construction detail
is primarily of brick over which there is a concrete decked flat platform roof
structure with mineral felt overlay.
We would comment on the retail frontages, internal configuration and finishes
as follows: -
• 222 Battlefield Road
The subjects provide a tanning salon and have a painted stone and timber
fascia incorporating timber framed single glazed windows units externally
protected by way of steel roller shutters. The entrance doorway, is of an
aluminium glazed single leaf design, recessed and once again protected by
way of a metal roller security shutter.
Internally, the subjects are regular in shape and provide a main reception area
of which there are three private tanning booths, a tea preparation facility and
toilet compartment. Finishes throughout are to a relatively good standard
having concrete laminate covered floors, plasterboard lined papered walls
above which there is a suspended acoustic tiled ceiling.
The toilet compartment, accessed to the front of the property has a single low
level cistern WC and wash hand basin. Daylighting has been supplemented by
way of recessed halogen spotlight fitments whilst curtain heaters are provided
for space heating.
• 224 Battlefield Road
The subjects are currently vacant but most recently utilised as a hot food
takeaway being finished to a standard commensurate with such a use.
The retail frontage had a tiled stall riser above which there are three timber
framed single glazed plate glass display windows with a recessed entrance
doorway being of a similar design. The entrance door only is protected by way
of a steel roller shutter for security purposes. The remainder of the fascia is of
ceramic tiles above which corporate signage areas are illuminated.
Internally, the subjects provide a main retail sales area with cooking facilities
whilst two stairwells provide access to a lower ground and mezzanine level.
The mezzanine area provides toilet and kitchen facilites whilst to the lower
ground floor there are three storerooms.
The ground floor sales area has a concrete terazzo covered floor, the walls
generally of plaster or plasterboard with a ceramic tile or stainless steel
finish. The ceiling is of suspended acoustic tiles and incorporates recessed
fluorescent strip light fitments and diffusers.
The upper floor area, providing the kitchen and toilet accommodation, has a
concrete quarry tiled floor to the kitchen with stainless steel sheeting to the
walls and a plasterboard ceiling above. Daylighting is afforded to this area by
way of aluminium single glazed window units with this supplemented by way
of fluorescent strip light fitments.
The toilet accommodation incorporates one low-level cistern WC and wash
hand basin.
The lower ground floor stores have concrete quarry tiled floors with plasterboard
or plaster painted walls. The ceiling above had been left open to the concrete
decking which has a painted finish and supports fluorescent strip light fitments.
