The premises are available on "easy in/easy out" terms. Rent is inclusive of electrical charges. The Landlord maintains the property in a wind and watertight condition with the tennant being responsible for all repairs and maintenance and the replacement of glass. The tennant shall also be responsible for all internall paintwork deemed neccessary by the Council. All communual areas are to be kept clean and tidy condition. No gas or electrical works will be undertaken by the Tennant under any circumstances without the Council's prior consent.
