Approximately 70 sq mtrs of well presented office accommodation on two floors in a prominent corner site situated on the edge of Abbeyhill, and therefore just outside the expensive and troublesome city centre parking restrictions. Location

Kirkwood Place is a good place to be based.

Lying on the fringes of busy Abbeyhill and running parallel to and just below the level of London Road, Kirkwood Place, which forms  part of Lower London Road, lies almost opposite the Meadowbank shopping complex. This is a central location but not one that is subject to the painful constraints of the city centre itself. For example, it lies outside any of the city’s parking zones.

The premises are very visible. They occupy a corner site within a very fresh traditional building that is easy to spot even without the further customizing and prominence that a new tenant will bring in terms of signing or lighting, for example.

Some of your business may take you into the city centre. For those who are willing and those who are able, via Regent Road, walking from here to the city centre is far from out of the question.  Those who are less energetic or working to a tighter schedule will happily use one of the many and frequent bus services that pass along London Road en route to Princess Street and then on to many destinations beyond. With city centre parking being almost prohibitively expensive and mean fines for staying just that little bit too long, the use of the truly excellent bus service is as sensible a solution as it is practical solution.

In point of fact, unless these is a demanding reason to be located in the city centre, being just outside very often makes much more sense. Quite apart from anything else, it is far less expensive and less stressful from so many perspectives. The popularity of the nearby small commercial estate speaks volumes.

If travelling by car then all points north, east and south are fairly easily reached. Having to pass through the congestion of the city centre makes western destinations less easy but if your customers or clients are on that side of town, quite clearly, this might not be the best location for you - or for them, for that matter. In Edinburgh terms, travelling elsewhere presents very few difficulties.

Of course, to be entirely realistic, from the point of view of clients and customers modern means of communications are progressively diminishing the need for a highly specific geographical location. Having said this you might not want to be based in one of the city’s satellite towns. It’s a question of balance. Kirkwood Place is a good balance.  

Whereas all these considerations are very valid in relation to the commerce of the tenant they are also of value to staff. Even if a member of staff lives in Corstorphine, the No 26 passes right past the door. Lunchtime shopping is easy and extensive. Lunch itself would be simple to secure whilst the tree line strip between Lower and London Road itself is a pleasant reminder of Mother Nature. The facilities of Meadowbank Sports Centre lie just across the road  whilst a brief mid day stole in Queens Park would be refreshing and invigorating – good for moral and productivity.

This spot has a great deal to recommend it and deserves your closest consideration.

1 Kirkwood Place offers a pleasant working environment for staff and management alike. It is also a pleasant and convenient destination for clients and customers.

Accommodation

Office accommodation on two floors is provided along with WC facilities and a small fitted kitchen. Each floor has two good rooms. Because of various recesses and nooks the usable floor area is slightly larger than specified and these little areas are ideal for equipment, storage and filing. Neither, in arriving at the figure for total floor space, has account been taken of the sizes of the kitchen, WC nor the upper and lower hall areas. The accommodation is therefore a little more generous again than the bare specifications might suggest.

The internal fabric is in a very presentable condition with light blue dappled carpeting throughout complimenting the neutrality of the decorative theme that focuses on plain walls and natural timber finishes.

At the ground floor level the main office has two broad full height plate glass windows with upper openings. The second office has its own similar full sized window amongst them filling each of the two rooms at this level with volumes of natural light. However, because these windows face north and east respectively, blinding light, the scourge of every computer screen is rarely a problem.

Neither is the lower level deprived of its own natural light. In both rooms, upper floor window apertures allow natural light to penetrate from the extensive glass above  whilst a French door in the larger of the two offices admits further natural illumination from the traditional pavement light. This arrangement also allows a very welcome, essential, healthy and natural exchange of air.

Gas central heating promotes comfort with economy whilst there is a choice of electric or gas fuelled hot water to the kitchen and WC.

It is thought likely that clients or customers might be welcomed and entertained on the upper floor whilst matters of a more administrative nature are allowed to carry on uninterrupted on the lower floor. However, the flexibility of the accommodation lends itself well to a variety of permutations.

By day the French door fitted to the entrance will welcome callers. By night double storm doors are designed to keep the office secure. In the unlikely event of a forced entry, the alarm system will pay its part immediately and decisively.

Better accommodation in a better location and at a better price will be difficult to find. Viewing should not be unnecessarily delayed.
