The unit has a Gross Internal Area (GIA) of approximately 79 sq m (850 sq ft) and contains a fully accessible WC. There are two internal office rooms formed by partitioning left by a previous tenant. No warranty can be given that these additions comply with building regulations and prospective tenants should make their own independent assessment.
The unit benefits from Class 4 – Light Industrial/Business – Use as defined in the Town and Country Planning (Use Classes) (Scotland) Order 1997. In accordance with planning requirements the unit shall only be used during the hours of 7am ‐ XXXm Monday to Friday and 8am ‐ XXXm on Saturday. Outwith these times the Workspace is closed and all tenants are expected to make sure that the access gate is locked.
Terms
The property will be offered on a full repairing and insuring lease (FRI) for a minimum period of one year. The Council will insure the property and a premium will be recoverable from the Tenant. The Tenant will be responsible for contents insurance.
Rental offers in excess of £XXX per annum (exclusive of VAT and rates) are sought for the unit. VAT will be payable in addition to the rent. The Council will seek payment of a deposit equivalent to 3 months’ rental.
