31 — 33 Court Street is a “B” listed mid terraced property situated on Court Street, Haddington within the Haddington Town Centre Conservation Area.. The building is coloured red and the garden green. It was originally two separate buildings dating from the mid 19th century, and was amalgamated into one around 1993. It is built from regular coursed rubble stone with a slated roof and the front facade of the building has a painted rendered finish.

31 Court Street is a three storey building with triangular pedimented tripartite windows at the ground floor level, bipartite windows at the first floor and single light windows on the second floor with triangular gable dormer heads. To the rear of the building is a single storey extension.

33 Court Street is a two storey building with a window at the ground floor set in a segmentally arched recess and three windows on the first floor. There are two dormer windows to the rear. Originally the building featured a pend through to the rear garden, however this was blocked up around 1991 to create an office and store.

31-33 Court Street has a good sized garden to the rear with paved and grassed areas. There are several access doors out to the garden from the building. Ramps at the front and rear of the building provide disabled access.

Location

The historic market town of Haddington is at the heart of East Lothian’s attractive countryside and lies on the River Tyne. The town is just off the Al, approximately 18 miles East of Edinburgh. The excellent road network in and around Edinburgh makes the city centre and Edinburgh Airport easily reached by car in around 30 minutes. The new Al expressway to Dunbar also provides easy access to the South. The town is well served by a regular bus service to Edinburgh and there are train facilities nearby, at Drem and Longniddry Stations.

Haddington is an attractive and popular place to live with an excellent range of local shops and restaurants within a traditional High Street and it has a large Tesco supermarket in the town centre. The town is in much demand from those working locally and is a very desirable commuter town of Edinburgh. The town has an excellent 18 hole golf course and a sports centre with a swimming pool. There are delightful walks along the banks of the River Tyne. Haddington provides good schooling for all ages.
