The property is located on the northern side of Canaan Lane in the Morningside area on the south side of Edinburgh. Morningside is a popular suburban location and a strong secondary retail location. Planning
The site lies within the urban area as identified in the Edinburgh City Local Plan and is directly adjacent to the boundary of the Morningside Conservation Area. A variety of business and residential uses may be acceptable subject to compliance with the polices in the local plan and non-statutory planning guidelines. Given the nature of the site any residential proposals will need to address potential noise from the nearby public house.
