Description

The main part of the former school complex comprises a two storey L shaped building fronting McLeod Street. Built in 1910, this building is of brick and sandstone construction with a pitched slate roof. Several other buildings and extensions have been added since that time raising the total gross internal area of 8,628 sq. m (92,871 sq. ft).  The site is primarily square and level and extends to 1.53 hectares (3.78 acres).

Planning
The site lies within the Control of Major Accident Hazard (COMAH) inner zone consultation distance for the North British Distillery. Works carried out as part of recent developments may have affected the extent of the zones. This can be explored further with the Health and Safety Executive. The effect of the COMAH is that development of the site is likely to be restricted to office, business and storage uses of an appropriate scale and character. This includes classes 4, 5 and 6 of the Use Classes Order and there will be limitations on the number of floors and employees within a building.

In addition, the buildings are category B listed buildings. Listed Building Officers have indicated that the primary building of interest is the main L shaped building fronting McLeod Street which will require to be maintained. Demolition of the other buildings on the site and the modern extensions to the main building may be acceptable.

In 2004, the Tynecastle Development Brief was prepared as supplementary planning guidance. Much of the brief remains relevant today and a copy can be found on the Council’s website www.edinburgh.gov.uk.
