Land at Wellington Road, Muxton, Telford, TF2 8NQ

The site extends to 3.2 acres (1.30 ha) and is split into two parcels. A small landscaped parcel fronts the western boundary of the site to School Road with the remainder of the site separated from the smaller parcel by a former road.Two access points are provided to the southern boundary of the site to Wellington Road. There is the potential to access the western part of the site via the former road; which was incorporated within a former planning application relating to the site. We have not however had sight of any agreements relating to this land. Further due diligence on this point is being undertaken and interested parties will be updated in due course.We understand the site generally comprises made ground and includes traces of former brownfield use including hard standings and foundation slabs. Historic survey information suggests the presence of potential hot spots of contamination and slag deposits.The eastern part of the site is subject to an Environment Agency ‘high risk’ flooding status and it is to be determined whether the flood risk is caused by a culvert which runs through this part of the site.The approximate boundaries of the site are detailed on the attached plans.
