The subjects consist of a site of approximately 11.5 ha/28.3 acres, in two adjacent land parcels, in an attractive semi-rural location on the south side of Harthill. The western part of the site is around 4.9 ha/12.1 acres while the eastern part of the site is around 6.6 ha/16.2 acres.

Within the North Lanarkshire Local Plan 2012 the land is allocated as a Site for Short-term Housing Development (HCF 2 A2). The site is located within the slightly larger (including the railway cutting) 13.06 ha designation of ?Paxtane Farm? (ref: NLMW0788) with an indicative capacity of 327 residential units.

Location

The development site is situated in Harthill, a commuter settlement of around 3,500 residents comprising of mainly residential accommodation surrounded by open countryside. The location is in close proximity to the national motorway network; Junctions 4 and 5 of the M8 motorway can be directly accessed along the B7066. The nearest train station is around 2 miles north of Harthill at Blackridge and provides regular rail services to Glasgow and Edinburgh.

The majority of the site has recently been used as agricultural grazing land with a small number vacant buildings located in the eastern part of the site. The site is bounded to the east and west by established residential developments and the north-east by the Alexander Pedan Primary School site. To the south of the site runs the River Almond.
