Situated in the south east corner of the estate the site comprises existing residential accommodation. A site area of approximately 1.65 acres (0.668 ha) which is outlined in red would be made available for residential development. A new entrance would need to be taken from Crookfur Road.
Location
The subjects comprise part of the Retail Trust’s Crookfur Estate site situated in the Newton Mearns area of the city. The site lies off the Crookfur Road, close to the junction with the A77 Ayr Road. The Crookfur Estate provides supported living arrangements within a 13 acre site which was originally laid out by Sir Basil Spence in the late 1960’s. Situated in the south west side of Glasgow, the location is in an extremely affluent area with excellent local transport facilities, shopping, schools and recreational facilities nearby. Surrounding properties are predominantly residential in nature although adjacent to the site is Parklands Country Club and nearby is Whitecraigs Golf Club and St Cadoc’s Primary School.

PLANNING
An indicative layout plan prepared by Yeoman McAllister Architects shows an illustrative residential development comprising 5 detached private dwellings. The houses would be 4/5 bedrooms with a combination of integral or detached garages together with private garden areas. The type of development would be hoped to be in keeping with the remainder of the estate and from initial enquiries with the local planning authority there would appear to be no objections in principle at this stage. Our client has asked that any initial planning enquiries be channelled through ourselves or our architects.
