The subjects comprise a level, fairly regular shaped site, open to three sides and covered in the most part with vegetation, grass and stones. The north and south boundaries are delineated by the pavement line fronting Ashtree Road and Christine Street respectively. The western boundary appears to be delineated by fencing enclosing a public playground, whilst the eastern boundary is delineated by the gable wall of Pollokshaws Library. The entire site was, until recently, occupied by a two storey brick built building, which was historically operated as Pollokshaws Baths. The building has since been demolished, with the adjoined library still in situ.

The subject site is bound to the north by Ashtree Road and to the south by Christine Street, between their junctions with Shawbridge Street to the east and Wellgreen to the west, within the Pollokshaws district of Glasgow, approximately 3 miles to the south of Glasgow City Centre. Pollokshaws is a densely populated residential district on the southern side of Glasgow, with housing surrounding the subjects being a mixture of private and Local Authority, primarily comprising flatted dwellings. The immediate surrounding area, known as the “Shawbridge Corridor” has been significantly regenerated over the years, with a number of multi-storey tower blocks having been demolished and replaced with new build homes, in a phased programme led by Glasgow City Council and Glasgow Housing Association. The surrounding area is extremely well served by a wide range of
amenities and infrastructure connections including Pollokshaws East railway station, whilst a Morrisons supermarket, located to the eastmost end of Riverford Road serves the wider community with easy access to convenience retailing. In addition, Pollok Country Park, Pollok Estate, Pollok Golf Club, the Burrell Collection and Silverburn Shopping Centre further demonstrate the area’s plentiful supply of amenities, which make Pollokshaws and the surrounding district a most popular residential location.

Our clients are seeking to dispose of their heritable interest in the subjects. Whilst offers on a clean/unconditional basis would be
