Location
The subjects occupy a prominent corner site on the northern side of Easterhill Street at its junction with Causewayside Street in the Tollcross area to the east of Glasgow City Centre.
Tollcross lies approximately 7 miles east of Glasgow City Centre and the subjects are only a short distance north of Junction 1 of the M74 Motorway, offering access northwest into Glasgow and south to Carlisle.
Carmyle Railway Station is a short distance to the south east of the subjects where regular trains connect with Glasgow Queen Street Station. Regular bus routes also run along Tollcross Road to the north and London Road to the south.

The property comprises a derelict public house, formerly known as ‘The Bushes’. The property is now derelict, having not been
occupied for a number of years. The building sits to the south east section of the site with surrounding grounds or the north and west of the site. The building itself is a two storey blond sandstone and brick harled building with a slate covered timber frame roof. Due to condition restraints we have not inspected the property internally and we cannot therefore comment on the internal layout of the property.
Pedestrian access to the site is via Easterhill Street, which leads to the main entrance to the building. Vehicular access is from
Causewayside Street, to the east. Generally speaking the site is a rectangular and level with the perimeter bound by a combination of stone dyke walling or timber fencing.
PLANNING
In our view the site would be suitable for demolition of the derelict public house and construction of a new build residential
development, or other site uses subject to local authority consents.
