Description
The site of the former Dumbryden Primary School extends to 1.26 Ha (3.11 acres), and is accessed from Dumbryden Drive. The school has since been demolished, leaving a level site for redevelopment. Planning

Any development which comes forward should ensure that the Council policies are achieved in terms of parking provision, daylighting, privacy and open space. The Council is also keen to ensure that the site integrates with the adjacent residential communities and any proposals should demonstrate how they achieve this. Any development proposals which come forward should ensure that they comply with the appropriate legislation with regards to preapplication consultation should the development be for a major application.

Offers
Offers are invited for the heritable interest, with the benefit of vacant possession, which are to be submitted by the closing date. It should be noted that the price stated in any offer will be deemed to be net of any relevant Section 75 contributions. A Clawback Agreement may be necessary depending on the structure of the offer. In order for the council to assess and evaluate offers, bids must include: (a) Concept drawings including nature of intended use (b) Expected date for the Council to receive purchase price (c) Detailed timescales for purification of any suspensive conditions and, (d) Full supporting financial information confirming how purchase and subsequent development will be financed.
Terms
The property will be sold by way of disposition and associated deed of conditions containing such reservations, burdens and conditions as the Council Solicitor may consider necessary to protect the Council’s interest. Fees
