It is understood that the North West Community Park (of which this site is a part) in the past was a waste disposal site and an investigation was carried out in 2006, taking shallow soil samples, which confirmed the presence of waste over the whole site and recorded several exceedances of guideline values. The area was assessed as being a moderate risk from landfill gas and a moderate risk to groundwater. Prospective purchasers are therefore recommended to carry out site investigations of the subject land in regard to ground conditions and contamination.
