Dumfries is situated approximately 75 miles south of Edinburgh and Glasgow and 35 miles northwest of Carlisle. The land is located close to the Dumfries bypass, just off the roundabout junction of the A75 Euro route to the ports of Stranraer and Cairnryan and the A76 Trunk Road (Glasgow Street) from Dumfries to Kilmarnock. The subjects are accessed from the above roundabout. The access is currently shared with the Maxwelltown Industrial Estate, Bookers Cash & Carry and the Scottish Ambulance Service Station.
