The site is accessed off both Dullatur Road and Eastfield Road. The site is approximately 13 hectares (32.1 acres) and iis currently Greenfield development land. It gently slopes from Eastfield Road, down to Dullatur Golf Course and benefits from views of the golf course and beyond to the Campsie Fells/ Kilsyth Hills.
The site is bounded on its southern side by Eastfield Road which is the main distributor road for the local area. Dullatur Road bounds its eastern side, Dullatur Golf course to the north and a modern housing development built by Barratt Homes together with a nursing home forms the western boundary.
Planning
The site benefits from minded to grant planning permission in principle for residential development and a neighbourhood hub with vehicular accesses from Eastfield Road and Dullatur Road. Consent is subject to the completion of a S75 which requires formal agreement on the detail of a financial contribution to local primary school education provision. A Transport Assessment has been carried out on the basis of a 300 unit development and a planning condition features within the ‘Minded to Grant’ permission which limits the scale of development in that respect.
The North Lanarkshire Local Plan (2012) allocates the site for residential development with a housing capacity (estimate) of 262 units. There is no affordable housing requirement associated with the development either on or off site.

Location
Carrickstone is an established residential location within the town of Cumbernauld, which has a population of 49,000. Carrickstone is situated to the north west of the town on the northern side of the A80. Carrickstone is comprised of predominantly modern new build housing, the majority of which has been built over the course of the last 20 years. Carrickstone Park is the last remaining major development opportunity within this location, and is situated in close proximity to the upmarket residential areas of Westerwood and Dullatur.
The site benefits from excellent transport links. It is located approximately 16 miles to the north east of Glasgow, accessible by the M80 motorway from ‘The Old Inns’ junction, which is less than 1.5 miles from the site. Edinburgh is 38 miles to the east and is similarly accessible by the M80 and M9 motorways. Croy’s park and ride railway station is located approximately 2.2 miles from the site and provides regular rail services into Edinburgh and Glasgow via the express rail service, and to Stirling. Bus services are also located on Eastfield Road.
